Local perspective

Matt’s Take

What stands out to me about Northlake is how different the setting feels from many newer subdivisions. Many homesites are around half an acre or larger, so buyers can get more separation and yard space than they often find in new construction. The gated entrance and private 10-acre lake add to that sense of space, while the pool, walking trail, pavilion and playground give the community a useful amenity package.

Another feature buyers should ask about is Adams Homes’ relatively low upfront contract deposit. Recent Northlake listings have advertised only a $1,000 deposit to go under contract, along with builder-paid closing costs when using a preferred lender. That $1,000 is a contract deposit, not necessarily the buyer’s mortgage down payment. Current terms and incentives should always be verified because builder programs can change.

For buyers who want new construction in the Statesville and Troutman area but do not want the feel of a tight-lot subdivision, I think Northlake deserves a serious look.

How large are the homesites at Northlake?

Northlake is notable for its larger homesites compared with many newer subdivisions. Many are around a half acre or larger, although individual lots vary. Recent Northlake homesites have ranged from just under half an acre to more than one acre, so buyers should verify the size of the specific homesite they are considering.

Does Northlake have a private lake?

Does Adams Homes really require only $1,000 down at Northlake?

Recent Northlake listings have advertised a $1,000 deposit to write a contract. That should not be confused with the mortgage down payment required by a lender. The buyer’s eventual down-payment requirement depends on the financing program and qualification. Builder deposit requirements, closing-cost assistance and incentives can change, so buyers should confirm the current terms before relying on them.
